Value engineering occurs in the initial phase of the project where design is still being finalized. The construction team has an opportunity to gather information about the project and plans, including the owner’s objectives, goals, and key components they want included. With that information in mind, the team then studies and brainstorms ways that the vision remains intact, while reducing cost. This provides a more affordable build, without sacrificing function. Putting it plainly, value engineering with the construction team creates the greatest possible value for their clients, through early understanding and examination of the project.

This sounds great, but what’s the catch? Will this slow my project down? The answer is almost always no. Most projects that have value engineering workshops have fewer changes and delays throughout the construction process. When you get a team in early to bring a fresh perspective to the design, with years of construction experience, you can identify and change most anything that could cause an issue further along in the life cycle of the project.

The best part of value engineering is that it is a conversation and a process where ultimately the owner still has the final say. It allows them to see the project from the design and construction perspective, as well as all the possibilities or changes that could be made. Making any changes early on is always most cost effective and more comforting for an owner. The last thing a client wants is a ton of changes mid project.
