Behind the Build - Progressive Design Build with The United Churches of Olympia

We believe Progressive Design-Build (also called team-build) offers multiple advantages over other project delivery methods. It emphasizes transparency in pricing, scoping and scheduling, allowing the owner to track progress and make informed decisions throughout the project life cycle. It fosters a collaborative environment where the owner, designer and builder work together from the project's inception. Doing so helps align project objectives, improving communication and ensuring all stakeholders are on the same page. Ideally, this results in trust and in the end, will actually speed up the project delivery.

Early involvement of the design-builder also helps identify risks and develop mitigation strategies. This proactive approach can minimize unexpected issues and reduce the likelihood of costly changes or delays. The budget is defined during the design phase with the contractor and the construction team can then better protect it compared to other project delivery models. The early alignment of the project scope and objectives helps ensure any issues that do come up have proposed solutions that remain within the budget and schedule parameters.

These advantages make progressive design-build an ideal option for many construction projects, providing a balanced approach to cost, schedule management and quality.

Our client, The United Churches of Olympia, have chosen Progressive Design-Build for their upcoming remodel project. They are a warm, welcoming place for all to experience inclusion. They care about their congregation, their community, and the environment. The United Churches of Olympia is making improvements to their facility to better serve others and to take advantage of alternative energy sources. Their project entails replacing the existing boiler with a new efficient HVAC system at the offices and sanctuary; installing a new LULA (limited use limited access) ADA elevator and performing electrical upgrades for the HVAC system, EV chargers, and solar panel system.

Our design team member is Garner Miller from CARVE Architects of Olympia. He is fiercely committed to the client and is also a team player to the contractor, working with us in every way to best serve the project. We have worked with CARVE on many occasions and have found this to be their consistent style for all projects.

Please join us as we follow this project to completion and learn more about the benefits gained by working together in this construction delivery method.

Next up, what does pre-construction look like in a progressive design-build world?
